WHY

Our client, Yirental is a home rental platform with over 2000,000 users and its goal is to optimize the rental experience between renters, homeowners and property managers. Although It is generally believed that the main users of rental apps are renters and homeowners, many homeowners claimed that they are willing to use a convenient matching platform to connect with property managers. In order to provide the solution to this customer request, the team starts to work on building a matching/searching platform.

WHAT

The homeowners and property managers research portal is a find a property management platform, and property managers can also find their potential clients. The client aims to develop features like a review/quoting system to connect and build trust between property managers and homeowners

USER PERSONA

The team interviewed property managers who provide services to different types of rental properties. In the meantime, several homeowners are currently managing their homes on their own or a property manager.

RESEARCH INSIGHTS

01.  There is no much difference in commission fee, most property management companies charge a monthly fee of between 8% – 12% of the monthly rent collected.

 

02.  Due to the excessive documents required for managing the property, most owners do not want to keep tracking all documents sent by property managers.   

03. Only limited reviews are available onlineThere are no detailed reviews about what kind of other maintenance-related service they can provide.

04. Homeowners generally search for maintenance independently rather than asking property managers for help.

Based on comments we received, the main problems encountered had to do with three main areas:

"I don’t want to receive spam messages from property managers."

How do we motivate property managers and homeowners to connect?

The team limited the number of messages before property managers and homeowners become connections.  In addition, the privacy of homeowners can be protected.

how do we help home owners better find out the PMs they want ?

Homeowners could search for property managers by not only location but also management types and service fees. The message button has been moved to a more conspicuous position. In addition, the "year of experience" label has been highlighted.

How do we help both homeowners and PMs organize their files more efficiently?

When users want to save the documents or quotes, the pop-up window will allow them to save them and they could be found under three folders located on the homepage. Especially, homeowners could check the quotes they accepted, the quotes in the waitlist, and the invited quotes as well.

How to motivate users to review the property manager after the service? 

The team changed the access to the review page from the end of a conversation to the home page " Recent Task" tab and every month the owner would receive a review notification. After the contract expires, the homeowner will receive an evaluation questionnaire with more detailed questions in these three aspects: service quality, service attitude, and communication. In addition, all reviews are anonymous, the property manager couldn't know the review during the process.

FUTURE STEPS

  • Usability test and refinement: we would like to test the concept of "Quote" with both home owners and property managers and see if this concept can bring convenience for both sides. Additionally we also want to know whether they can access the files they want to see easily.

  • New Features:

    • Property manager sign up and login feature - Right now PM is sharing the same user group with home owners . It would be great to have their unique sign up flow and pre-fill some professional information ahead of time

    • Homeowner create "looking for PMs" type of listing flow: it would be interesting if this flow can be share with the normal "create listings" flow. or homeowners can switch a normal listing to a "looking for PMs" listing.
